FALL-BACK DWELLING

Planning permission was secured for a new build dwelling using an established fall-back position following a class Q barn conversion application.  The new build dwelling offered a number of design, environmental and sustainable improvements above the original class Q application including a fabric first approach to building envelope, solar PV, air source heat pump, SUDs principles rain water disposal and energy efficient heating and lighting systems.  The new build dwelling would be more economical to construct and would offer a reduction in VAT rates when compared to a conversion scheme.  The design was of a single storey nature to limit landscape and visual impacts within its countryside setting.
